　　把低价作为检验好房的唯一标准，不管你们信不信，反正我不信。

　　深巷好酒 不提钱还是好朋友

　　营销对于企业意义，是把好酒搬到巷子外面去。害怕巷子深的酒不在于有多便宜，而是酒得足够好。将简单粗暴的“降价”作为传播卖点，即便与甲方们思路一致，能够简化制作内容所需的精力、时间，但对于市场来说是极端恶劣的。一旦“后悔”体成功营销了整个市场，地产行业的受众形成“无底价不买房”的消费习惯，那地产营销就彻底死掉了。

　　二十四城营销团队提取出成都华润二十四城在房屋质量方面的优势卖点，与十项 “君子之度”结合起来，有点意思。他们不打“抄底”牌，而是对建筑工艺细节进行了颇有格调的描述，让看客在阅读中感受到成都二十四城的品质感。这样的传播价值是“便宜才是硬道理”的“抄底”哲学所无法实现的。

　　这样的传播定位必然会圈定二十四城的受众——通过个人奋斗成长为社会中坚力量的人群，收入中上，有独到的生活品位和消费态度。他们就是华润笔下的“君子”。君子固然需要有达观心态，但不意味着必须学陶渊明老爷子去种田。品位、情调、内涵，更显君子卓越风范，这或许也正是二十四城营销团队寄托在“十度”话题中的寓意：不要“谈钱不伤感情”，要“不提钱还是好朋友”。

　　沧海横流 质定天下

　　当前国民收入走高，社会消费的“中坚力量”们讲求的早已不再是片面的最优价格。这些消费主力重视“体验”，用得起“外星人”，玩得了iPhone6，居家清洁交给扫地机器人。安逸的生活，离不开那些给人带来愉悦感受的商品，同样，讲究房子的档次，完全是生活质量的题中之义。房子可以说是最大宗的商品，并且与那些电子消费产品、快消品不同，会陪伴人一生，更需要多加考虑。

　　对于地产商而言，如果只是站在强势者的地位上，施舍一般地向市场提供“还算是个房子”的产品，用几个惊爆的数字来忽悠消费者上套，在“洗牌”格局下站不住脚。所谓“廉者不受嗟来之食”，谁也说不清楚廉价甚至免费的面包里头添加了多少不明成分。买房并不是接受施舍，如果付出大笔金钱，还在生存线上挣扎，这种剧情“小四”都不敢写。成都华润二十四城上半年逆市劲销17亿，用数据充分证明了，市场并非只认可“抄底”，沧海横流，唯“质”恒定天下。

　　而站在营销人的立场上，纵然形势严峻，也不应当倒退回“人傻钱多速来”的时代去做事情。房子本身需要“质”，传播内容更需要“质”，否则如何能把好酒卖到巷子外头去？创意行业及从业人员如果把“思想”这个最核心的东西丢了，就像史泰龙老到打不动的那一天。困局之下，更加需要拿出有穿透力的、抓人的东西出来，而不是拿一个两个既有话题进行机械改编。安于现状，或是力求突破，这不仅需要地产领域权衡，对全部行业来说都是值得深思的。
